    Allegro leases 2.100 sqm in the Lubicz Business Centre Krakow

    Allegro has leased close to 2.100 sqm in the Lubicz Business Centre in Krakow, a property owned by Globalworth.

    The new offices, where a team comprising mostly engineers is to work to further the development of the platform’s technology, will be ready at the beginning of next year.  

    Allegro is an online shopping platform that was founded in 1999 in Poland. Today over 20 million shoppers a month visit the site while over 117,000 companies base their businesses on the platform.

    Allegro has its headquarters in Poznań and also has offices in Warsaw, Toruń, Wrocław and Krakow. Currently, the company employs over 2,400 people.

    Bucharest: More than 90% of tenants paid their rent on time

    Most tenants complied with their contractual obligations to owners of the office buildings managed by Colliers International between July and September, even though many companies operated in a hybrid system, combining remote activity with office presence.

    Thus, the share of tenants who paid their debts on time was 91% in the third quarter of this year, compared to 87% in the same period in 2019.

    In the third quarter of the ”pandemic year”, tenants in class A office buildings also confirm the good intentions and practices in relation to the obligations they have assumed.

    In September, for example, 88% of tenants paid their obligations on time to office building owners, compared to 81% in September 2019, when business activities were not hit by the crisis caused by the COVID-19 pandemic.

    Even though they have been the most affected lately, more than a third (76%) of retail tenants have managed to comply with their contractual obligations, which include rent, utilities and service costs, and paid them on time in the third quarter of the ”pandemic year”, a slightly higher percentage compared to the same period in 2019.

    Also, tenants of the industrial spaces managed by Colliers International mostly tried to pay their obligations on time, the number of companies that were able to comply with all contractual obligations between July and September of this year being smaller, compared to the same period in 2019, but the share of tenants who paid their debts on time remained over 80%.

    Skanska invests USD 65 M in its first Los Angeles office development project

    Skanska invests approximately USD 65 M in its first Los Angeles office development project located in Beverly Hills.

    The construction contract is worth about USD 33.3 M and will be included in the US order bookings for the fourth quarter 2020.

    Located at 9000 Wilshire Boulevard in Beverly Hills, California, Skanska plans to develop and build a four-story, 4,270 square meter office building with roof top terrace and four below grade parking levels. The project will target LEED Platinum certification.

    Skanska expects to begin construction in the end of October 2020 and the project is scheduled to be completed in third quarter of 2022.

    Since 2009, Skanska USA Commercial Development has invested more than USD 2 billion in office and multi-family projects, and has developed office headquarters for tenants including, Waste Management Inc., Bank of America, Brooks Sports, PricewaterhouseCoopers and Tommy Bahama.

    Immofinanz signed contracts for more than 41.000 sqm in Bucharest

    One of the largest investors on the Bucharest office market, Austrian Immofinanz, signed contracts for more than 41.000 sqm during the first nine months of 2020.

    Contracts include prolongations and expansion of existing premises as well as new tenants, in the company’s office buildings – eight active properties, plus two office buildings in the process of refurbishing, all located in Bucharest and Voluntari.

    More than half of the contracts have been signed for IRIDE park and myhive S-Park, where several companies extended the renting period or leased additional areas.

    Among the new tenants in the Immofinanz portfolio are UNIVA, which has opted to rent an area of over 2.000 square meters in the Global Business Center building and Samsara, a Cluj-based brand, known as one of the first exclusively vegetarian restaurants, vegan and raw-vegan in the country.

    Samsara will open a production, delivery (pick-up) and catering center in IRIDE. At the same location, Hartmann and Tabac XPress rented new space.

    Pink Postmaster has extended the contract for the spaces in the Pipera II office building and in Pipera warehouse (for an area of approximately 2,000 square meters), and Grundfos Romania in the myhive S-Park building.

    Harman decided to continue collaborating with IMMOFINANZ for its offices in myhive Metroffice building for an area of more than 10,000 square meters.

    Matrix Office Park Zagreb have received LEED Platinum certification

    Two of GTC’s A-class buildings in Zagreb, Matrix A and Matrix B, have both been granted LEED Platinum certifications.

    Thus, 80% of all GTC’s office properties now bear an eco-friendly label. 

    Matrix Office Park is a modern business center located in Zagreb, which will provide a total of approximately 75.500 sq m of leasable space.

    The first building – Matrix A – was completed in the first quarter of 2019 and offers 10.800 sq m of office space, while the second building to be completed in Q4 2020 will offer an additional 10.700 sq m of modern office space.

    So far, the tenant portfolio of the property includes, among others, Spaces (Regus), L’Oreal and VeniTure.

    River Development, Sema Parc Project developer, announces the obtaining of the BREEAM Excellent certification for the design phase, for two new A-class office buildings in London and Oslo.

    The two A-Class office buildings – London and Oslo – are part of the Sema Parc mixed-function project and have a gross leasable area of ​​31.524 square meters (London – 21.347 square meters, Oslo – 10.177 square meters).

    Both are scheduled for delivery in the third quarter of next year.

    BREEAM ensures an objective assessment of an asset’s environmental, social and economic sustainability performance, using standards developed by BRE (Building Research Establishment).

    BREEAM rated developments are more sustainable environments that enhance the well-being of the people who live and work in them, help protect natural resources and make for more attractive property investments.

    CA Immo signed and closed the sale of the Zagrebtower office building to Austrian property company S IMMO AG at a 5% premium to H1 2020 book value.

    Zagreb Tower is a class A building in an up-and-coming business district in the heart of the Croatian capital. The 79-metre structure is one of the most impressive landmark buildings in Zagreb.

    The office tower with a total of 25,900 sq m of rentable area on 22 floors and a 9-floor side wing offers a comprehensive range of services and facilities

    The building has a reception in the ground floor entrance area, an underground car park and around 500 outdoor parking spaces.

    Zagrebtower meets high sustainability standards and has a BREEAM Excellent certification. The property generated € 3.6 m of annual gross rental income and was fully let (99%) as at 30 June 2020.

    Hartmann moves its office in Bucharest within the IRIDE Park project owned by Immofinanz.

    Hartmann leased a 500 square meters workspace in the myhive IRIDE | nineteen office building, the transaction being brokered by the real estate consulting company Cushman & Wakefield Echinox.

    The myhive IRIDE | nineteen office building, located in the north of Bucharest, on Dimitrie Pompeiu Street, is part of the IRIDE office park and is currently in a process of modernization.

    The myhive IRIDE | nineteen project has a leasable area of ​​over 18.000 square meters, for companies such as: Sodexo Romania and Rohde & Schwarz Topex.

    Office Park 4 officially opened its doors. Accordingly, Airport City Vienna has further expanded by an additional 26.000 sq m of office and conference space directly next to the airport tower.

    The first tenants have already moved into Office Park 4 and come from a wide range of sectors.

    The companies include BR International Consulting Services (specialist logistics company for rail transport), the world’s largest innovation platform Plug and Play from California, the international air and ocean freight forwarder C.H. Robinson and the bilingual kindergarten Luftikus.

    Office Park 4 extends over ten floors. Depending on specific needs, the office areas can be flexibly rented in sizes between 180 sq m and 2,700 sq m per floor.

    Two floors of event space and showrooms covering an area of 1,200 sq m are a special highlight.

    The new pedestrian bridge located directly over the airport entry road directly connects the premises of Office Park 4 with Car Park 3, Terminal 1 as well as the public transportation City Airport Train Vienna (CAT) and the suburban railway train.

    Office Park 4 is heated and cooled with thermal energy. For this reason, a total of 450 energy piles were installed in the ground, and about 39 kilometres of geothermal pipes were laid.

    Flughafen Wien AG invested about € 60 million in this new construction project.

    Two new tenants in AFI Park Brașov: Siemens and NTT Data

    AFI Park Brașov, the newest office project developed by AFI Europe Romania, announced new tenants: Siemens Romania and NTT Data.

    Currently the A class office building is reaching an occupancy rate of 55% before its official opening, with a total leased area of approximately 8,300 sqm.

    AFI Park Brașov is part of the mixed-use project AFI Brasov, located in the city center, which combines a shopping center with 45,000 sqm GLA and 2 Class A office buildings.

    The first office building offers 15.000 sqm GLA, spread on 12 floors, and the second phase of the project is planned to add 10,000 sqm GLA. The office project has received from LEED Gold certification as ”green building” as a recognition for being a sustainable building.

    The overall investment in the project, including the shopping center and the first office building, reaches approximately 148 million Euro.

    The network between these data centers is isolated and dedicated within Germany. Microsoft Cloud Germany provides a separate instance of Microsoft Azure, delivered from data centers in Germany.
