    Element Industrial announces four new tenants for the recently delivered second phase of Eli Park 1.

    Euro Games Technology, a company active in the production and distribution of a wide range of products in the gaming industry, Mobilier 1, online home & deco retailer, Decor Floor, a leader in commercial and residential floors and Dentotal, the market leader in distribution of dentistry products rented over 10,000 sqm in Eli Park 1, the logistics park developed by Element Industrial in the Buftea Chitila area.

    Arctic has established its distribution center in the first phase of Eli Park 1, occupying an area of 20,000 sqm.

    Eli Park 1 is developed as a partnership between Element Industrial and the Dedeman group in the Chitila-Buftea area, which is foreshadowed as the new local logistics hub of the Capital.

    Element Industrial launches Eli Xpress proximity storage concept

    Element Industrial announces the launch of Eli Xpress, a new line of business based on the concept of proximity storage. Eli Xpress warehouses will offer areas between 6,000 and 12,000 square meters and will be located close to large cities, or even inside cities.

    “The acceleration of the transition from traditional retail to online retail will lead to sustained demand for flexible storage spaces, in locations that can ensure reliable delivery in a shorter time span,” explains Muler Onofrei, CEO & Co-Founder, Element Industrial.

    First Eli Xpress, in Constanta

    The first project of this kind is Eli Xpress Constanța, a logistics park of 11,000 square meters, rented to Altex and Bere Băuturi Constanța. The project was purchased last year from the distributor of alcoholic beverages, Bere Băuturi.

    This warehouse is located on 131 A, IC Brătianu boulevard, an artery that ensures the entrance to the city from A2.

    Element Industrial intends to build a portfolio of such smaller projects, through the direct acquisition of warehouses, or through the development of land that meets the requirements.

    At the same time, the developer continues to invest in the Eli Parks network, logistics parks of 50-60,000 square meters. The second phase of Eli Park 1, in Buftea – Chitila area, is being delivered during this period, and the company secured land in cities such as Craiova, Bacău, Târgoviște or Timișoara, and is now working on authorizing the projects.

    Colliers International Romania has been assigned to offer property management services for the first phase of the industrial park ELI Park 1, with a total area of 20,000 sqm.

    This is the first project built by Element Industrial, a Romanian developer of industrial and logistics spaces, and the fourth logistics park managed by Colliers. Thus, the total industrial portfolio managed by Colliers in Bucharest and in the big regional cities reaches 130,000 sqm, out of a total of over 500,000 sqm that includes office buildings as well.

    In Romania, the property management services market for industrial and logistics spaces is still in its inception. As a result, it is encouraging to see an owner of such spaces, at his first development, outsourcing these services to ensure a better performance of the project”, Oana Adjudeanu, Director Property Management, Real Estate Management Services at Colliers International, said.

Out of the total portfolio of over 500,000 sqm, which includes office buildings, 130,000 sqm represent industrial spaces”, Oana Adjudeanu concluded.

    The total area of ELI Park 1 will be 50,000 sqm of industrial space and offices, as the second phase will be delivered next year. The entire project will be developed in compliance with international class A standards, and the total investment will amount to over EUR 25 million.

    As part of the property management mandate for the 20,000 sqm of industrial space at ELI Park 1, the Real Estate Management Services at Colliers will manage the relationship between landlord, suppliers and current or potential tenants, by providing integrated services from operational monitoring to financial services and ownership reporting.

    The portfolio managed by Colliers International also includes: Business Garden Bucharest, The Office in Cluj-Napoca, The Bridge, Hermes Business Campus, Stefan cel Mare Building, Art Business Center, the office portfolio owned by Adam America, Allianz Office Building Brasov and Vox Technology Park in Timisoara, and three industrial parks in Timisoara, Brasov and Arad.

    Element Industrial announces the completion of the first phase at ELI PARK 1 Chitila. The warehouse, with an area of 20,000 sq.m, is rented to Turkish-based appliances producer, Arctic. The company has already begun its operations in the new logistic space.

    ELI PARK 1 is a logistic park with a GLA (gross lettable area) of 50,000 sqm. The first phase of 20,000 sqm was delivered this summer, and the second phase, with an area of 30,000 sqm is planned for spring 2020, one of the tenants for the second phase being Paste Baneasa.

    The logistic project is served by several public transportation lines and is located at a distance of 4 km from Bucharest Ring Road, with direct access to a national road with four lanes, DN 7. The main advantages are easy access to northern Bucharest and the location in an area with workforce surplus, (Chitila / Buftea).

    ELI PARK 1 is developed in joint venture by Element Industrial and Dedeman Group in Chitila-Buftea area, which is transforming in a new proximity logistic hub for Bucharest. The project is financed by Unicredit Bank. All the projects developed under ELI PARKS brand are designed and executed following class A international standards, with characteristics such as one loading bay for each 800 sq. m. of warehouse, generous 35 meters truck court and numerous parking places.
