    Globalworth net operating income increased by 6.5% to EUR 157.3 million

    Globalworth net operating income increased by 6.5% to €157.3 million in 2020 and a total combined portfolio value which remained unchanged at €3.0 billion.

    The company took-up or extended / renegotiated 303.5k sqm of commercial spaces in portfolio of high-quality properties, representing c.25% of the total standing commercial GLA.

    The commercial occupancy remained high at 90.9% (91.7% including tenant options) as at year-end.

    Annualised contracted rent reached €183.4 million, of which 91.3% from office and industrial properties.

    Rate of collections for rents invoiced and due remained high at 99.0% for the year.

    Dacia extended its lease for the 69,000 sqm occupied in Pitești Industrial Park

    Dacia, the largest Romanian car manufacturer, extended for another 10 years its lease for the 69,000 sqm occupied in Pitești Industrial Park, a project owned by Globalworth.

    Located in Oarja, Argeș County, only 10 km from Pitești, on the A1 highway, Automobile Dacia has organised and implemented here specific processes for after-sales logistics of car parts and accessories since 2010.

    The modern warehousing complex consists of a single–roof warehouse unit completed and leased solely to one of Groupe Renault’s largest spare parts and accessories distribution centres outside of France.

    Developed on a total surface of 16.2 hectares, the project received a Green Edge Certification.

    This is the largest leasing transaction in the Globalworth Industrial portfolio in 2020. Globalworth’s logistics and light industrial sub-brand, spreads over an area of 233,098 square meters, in Bucharest, Timișoara, Constanța and Pitești.

    Globalworth appoints Marian V. Popa as Managing Director for Romania

    Globalworth announces the appointment of Marian V. Popa as Managing Director for Romania with effect from 1st March 2021.

    As Managing Director, Marian V. Popa will be responsible for managing the company’s activities in Romania, focusing on operational, administration and business development matters, and will report to Dimitris Raptis, CEO of Globalworth Group.

    In his most recent role as Managing Director of Deutsche Bank Global Technology Romania, between 2014 and 2021, he created one of the four strategical technology centers of Deutsche Bank worldwide managing over 1,000 people.

    Before joining Deutsche Bank, Marian V. Popa held the position of Chief Executive Officer (CEO) of notable companies such as Endava CEE (over 7 years), Fujitsu/ICL (8 years) and Xerox Romania & Moldova (over 14 years).

    He founded the consulting company Transformative Coaching and several NGOs such as the Foundation for the Medieval Art Festival in Sighisoara, The American Chamber of Commerce, The British – Romanian Chamber of Commerce, AOAR, Transparency International Romania and many others.

    Mr Popa holds a degree in Economics and Foreign Trade Relations (Romania) and three diplomas in Executive Management Education (UK, Belgium, and France).

    Dutch discount chain Action to open an outlet in Supersam Katowice

    Dutch discount chain Action is to open an outlet of 1,000 sqm in the Supersam shopping centre in Katowice, Poland.

    The opening is planned for the spring of 2021.

    The Action store in Supersam will be located on the lower ground floor and will sell body-care products, cleaning products, clothes, toys, household items, interior furnishings and pet supplies. It will also stock snacks and beverages.

    As much as two-thirds of the product range will be regularly rotated and every week up to 150 new products will appear on the shelves.

    Supersam includes almost 23,000 sqm of retail and service space.

    A total of 70 stores and service points are located on three retail floors while a Calypso fitness club and 6,500 sqm of office space can be found on the upper floors.

    On the final level, there will be a car park with 400 spaces.

    Dimitris Raptis is new Chief Executive Officer of Globalworth Group

    Globalworth announces that Dimitris Raptis is appointed sole CEO of the Group. Ioannis Papalekas stepped down as CEO of the company effective 15th of December 2020.

    Dimitris Raptis (45) is a seasoned business leader with 25 years of experience in the financial services and real estate industries. He has been Globalworth’s Co-CEO since March 2020.

    He joined the Group when it was founded in 2012 as Deputy CEO and Chief Investment Officer.

    In this role, he was involved in most of the Company’s activities, with primary responsibility for Globalworth’s investment and capital raising initiatives, and since 2017, Globalworth Poland, the Group’s Polish business.

    During this period, he oversaw acquisitions and developments worth of Euro 2.7 billion (including the acquisition of the portfolio company that became Globalworth Poland in a take-private transaction) as well as the raising of Euro 5 billion of equity capital and debt capital transactions which propelled Globalworth from an asset base of Euro 53m when it was listed in London’s AIM market exchange in 2013 to over Euro 3 billion today.

    Before joining Globalworth, Dimitris Raptis spent 16 years in Deutsche Bank, most of them as a senior member of the real estate investment management group of Deutsche Bank’s Asset and Wealth Management division (“RREEF”).

    Dimitris Raptis has a First Class (HONS) BSc in Banking and International Finance from Cass Business School, London.

    Nokia extend lease agreements for office space in Wroclaw

    Nokia extend its lease agreements with Globalworth for the office space it occupies in the West Gate and West Link office buildings in Wroclaw.

    Nokia moved to West Gate in 2014, where it has opened, among others, a research and development centre for new telecommunications technology.

    Two years later, the company entirely occupied the neighboring office building – West Link, both buildings being owned by Globalworth. 

    Thus, Nokia now leases 14,500 sqm in West Gate and 15,200 sqm in West Link.

    West Gate is a modern, 17,700 sqm GLA office building located in the north-west part of Wrocław.

    West Link, which is adjacent to West Gate, is a modern, five-storey A-class office building situated on ul. Na Ostatnim Groszu in Wroclaw.

    Allegro leases 2.100 sqm in the Lubicz Business Centre Krakow

    Allegro has leased close to 2.100 sqm in the Lubicz Business Centre in Krakow, a property owned by Globalworth.

    The new offices, where a team comprising mostly engineers is to work to further the development of the platform’s technology, will be ready at the beginning of next year.  

    Allegro is an online shopping platform that was founded in 1999 in Poland. Today over 20 million shoppers a month visit the site while over 117,000 companies base their businesses on the platform.

    Allegro has its headquarters in Poznań and also has offices in Warsaw, Toruń, Wrocław and Krakow. Currently, the company employs over 2,400 people.

    PepsiCo leased a storage unit in Constanta Business Park

    Globalworth and Global Vision lease to PepsiCo a part of the first warehouse delivered within Constanta Business Park, the newest real estate mixed-use project in the region, developed on a 100 Ha land.

    It is about a storage space of approximately 6.000 square meters and an office area of ​​550 square meters, where the company’s employees will carry their activities.

    In July, Globalworth and Global Vision completed the construction of the first 20.800 square meters storage unit.

    The potential of expanding the current unit is up to 100.000 square meters, and the logistics and industrial function is up to 400.000 square meters.

    Constanta Business Park is located near the Port of Constanta, on the Pan-European IV transport corridor, with easy access to the A4 Motorway and connected to the national road DN 39 that connects Constanta to Mangalia.

    Globalworth to start Renoma Department Store renovation project

    Globalworth has obtained a permit to renovate and rebuild the Renoma Department Store located in Wrocław, Poland.

    The iconic building is to undergo a metamorphosis giving it a new design and a new range of stores. The building’s future interior will resemble the architecture of the historic Wertheim Department Store.

    The works are planned to start in Q4 this year. To avoid disturbing shoppers, the renovations will be done in several stages and will last about two years. 

    The new Renoma will have additional office spaces and include a food area with restaurants, bars, bistros. The design was inspired by Hala Koszyki, the culinary centre of Warsaw, owned and managed by Globalworth. 

    Renoma was built in 1930 and is one of Poland’s most prominent retail buildings

    After being extended and upgraded in 2009, the property was put into use with over 120 stores and service points opened on the two lowest levels. The floors above are taken up by offices & restaurant sections.

    Along with Hala Koszyki in Warsaw and Supersam in Katowice, Renoma is the third mixed-use development in the Globalworth Poland portfolio.

    Globalworth manages half a million square metres in Poland

    In August, the Retro Office House office building located in Wroclaw came under Globalworth’s management.

    Thus, more than 500,000 sqm of office and retail space in the company’s Polish portfolio is now managed by Globalworth’s teams.

    ”Retro Office House is the latest office building for which we are not only the owner but also the manager” says Maciej Kamiński, the Head of Property & Facility Management at Globalworth Poland.

    Retro Office House is a new office building in the center of Wroclaw. The building offers almost 22.000 sqm GLA, which is fully leased to such tenants as Infor and Olympus. 

    The property was acquired by Globalworth in the summer of 2019 for around EUR 59 mln.

    In the last 3 months the asset management & leasing department of Globalworth has signed contracts for a total area exceeding 28.000 sqm.

    Nearly 50.000 sqm of leased space in Globalworth buildings in Poland consists of new contracts, the prolongation of the existing lease contracts and the expansion of the leased spaces.

    Noteworthy is the very good leasing result in the second quarter of this year (28.500 sqm), which is particularly marked by the coronavirus pandemic.

    The companies that have decided to extend cooperation with Globalworth in Poland include, among others:

    • DXC – one of the largest end-to-end IT services companies (prolongation of the lease contract in Renoma in Wroclaw);
    • Rockwell Automation – global provider of solutions for the industry (expansion of the leased area in A4 Business Park in Katowice).
  • Rondo Business Park Krakow to be managed by Globalworth

    Rondo Business Park Krakow to be managed by Globalworth

    Starting July 2020, Rondo Business Park – the office complex located in Krakow – will be managed by Globalworth team. A percentage of over 80% of the company’s Polish portfolio is represented by in-house managed assets. 

    Rondo Business Park is a complex consisting of three buildings with a total leasable area of nearly 20.000 sqm. Located in the northern part of Krakow, at Lublańska 38 offers over 450 parking spaces.

    The investment was designed by the well-known studio Ingarden & Ewý and is equipped with technical solutions and amenities that are standard for A-class office buildings. 

    Rondo received the award “Krakow my home” in the category of public utility architecture and the awards of the Marshal of the Małopolska Region in the competition for the prize of the Stanisław Witkiewicz Małopolska Voivodeship in 2008.
