    3 new buildings for sale in Avalon Estate and Marmura Residence

    Prime Kapital announced that it is launching 3 new buildings for sale in its ongoing projects located in Bucharest, namely Avalon Estate and Marmura Residence.

    The company will make another 100 units available for sale in Avalon Estate, where Prime Kapital has obtained the building permit for the entire development earlier this year and is planning to commence construction in last quarter of 2020.

    In Marmura Residence, Prime Kapital will launch the third building in the complex as sales in the first two buildings have exceeded the 75% threshold.

    Avalon Estate is in the northern area of Bucharest and offers low density living inside a gated community concept, adjacent to one of a large lake that forms part of the system of lakes in northern Bucharest.

    With a total of 746 units, the development has attracted a lot of interest and we are excited to launch the second phase of sales.

    Marmura Residence, located at Jiului subway station, close to the new office hubs in the northern area of Bucharest, offers 465 studios, 2, 3 and 4-room apartments, duplexes and 509 underground parking spaces.

    Prime Kapital, moving client deposits into a protected account structure

    As a response to prevailing market uncertainty caused by the COVID-19 pandemic, real estate developer Prime Kapital announced that it is implementing robust measures to guarantee clients` deposits by placing the funds advanced by clients in a separate fiduciary clients’ account.

    This voluntary initiative means that all those who wish to purchase a home from Prime Kapital will have their deposits fully secured.

    How this works

    All existing and future deposits, paid for the purpose of securing units, will be placed in a separate protected ‘Fiduciary Account’.  

    This means that the developer has no access whatsoever to clients’ deposits until the unit is completed and delivered to the client.  

    This eliminates the risk for clients of losing their deposits should the developer default on its promise to deliver to them the home they have contracted and paid for, as the advance payments are not used to pay for the construction costs of the development and would automatically be returned from the Fiduciary Account in case the delivery does not take place.  

    Fiduciary accounts will be opened with reputable banks and managed separately with independent oversight. 

    Prime Kapital has released to date two large residential projects in Bucharest, Avalon Estate and Marmura Residence.

    Prime Kapital started the construction works for Marmura Residence

    Prime Kapital started construction for Marmura Residence, located in Bucurestii Noi district. Residents will be able to move in by Q3 2021, as previously announced.

    The on-site sales office and showroom will be open for visitors starting with February 5.

    Marmura Residence is located next to Jiului subway station, close to the new office hubs in the northern area.

    The project offers 465 studios, 2, 3 and 4-room apartments, duplexes and 509 underground parking spaces. Developed around the concept of an integrated community, Marmura Residence covers an area of ​​1.5 hectares and comprises 5,000 square meters of green spaces and generous terraces, 1,700 square meters of retail spaces, services and an exclusive recreation area for residents.

    “With Marmura Residence we are rehabilitating an abandoned industrial area in the Bucurestii Noi district and giving it to the community. The project invests in creating new public green areas, recreational areas and a new connection road between Bucurestii Noi Boulevard and Chitilei Road, to be given into public administration. Marmura Residence will thus create a vibrant community within a modern project, while also contributing to the development of public infrastructure in the area”, said Maggie Kitshoff, Residential & Office Managing Director Prime Kapital.

    The value of the project is estimated to be around 50 million euros. To date, 125 reservations have been signed, which means a total of 65% of the buildings released for sale.  

  • Building permit for Marmura Residence was issued

    Investor and real estate developer Prime Kapital received the building permit for the Marmura Residence project, in Bucurestii Noi district. Final preparations are made for construction to begin and the owners will be able to move in in 2021, as previously announced.

    Marmura Residence is located only 100 meters away from Jiului subway station, close to the Expoziției Boulevard and the Pipera area office hubs.

    The project includes 464 double studios, 2,3,4-room apartments and duplexes, designed and built by the highest quality standards. More than 80% of the apartments available in the pre-sales campaign have been reserved for sale.

    Based on the concept of an integrated community, the project covers an area of 1.5 hectares and comprises 5.000 square meters of green spaces and generous terraces, 1.700 square meters of retail spaces, services and an exclusive recreation area for residents.
