    NEPI Rockcastle launches SPOT, the loyalty mobile app

    NEPI Rockcastle announces the development and implementation of its loyalty mobile application, SPOT.

    The app allows customers to use the benefits accumulated in any of the 15 shopping centers in Romania – depending on their shopping preferences.

    The new application, unique in the Romanian retail market but also in Europe, aims to offer customers access to benefits in the shopping centers in the group’s portfolio.

    Romania is the first country in which the company launched the mobile application and in the near future SPOT will be implemented in the other 8 markets in which the company operates.

    By accessing the SPOT app, each shopping session in a mall will bring users loyalty points, with which they will have access to exclusive offers and benefits.

    Users will benefit from discounts, personalized experiences, rewards and gifts or shopping vouchers applicable to a selection of partner stores.

    Customers can access 3 levels: Select Spot (obtained by default upon authentication), Premium Spot and Elite Spot.

    Once the user reaches a new status in the application, it is valid for 1 year and can be accessed in all 15 shopping centers in the portfolio of NEPI Rockcastle.

    Arena Centar Zagreb is the best shopping mall in Croatia

    Arena Centar Zagreb is the best shopping mall in Croatia and was awarded with the Tripadvisor certificate of Excellence, writes NEPI Rockastle on its LinkedIn page.

    Arena Centar Zagreb has a total GLA of over 75.200 sq m and 222 store, with Zara, Stradivarius, XYZ, H&M, New Yorker, Mass, C&A, Elipso or Intersport as the main retailers.

    The tenant mix includes an Interspar hypermarket, international food brands including Burger King, KFC and McDonald’s and other international brands like Apple, Hewlett-Packard, Old Wild West, Lego, Pandora, Samsonite, Sony, Swarovski.

    Arena Centar Zagreb features a Cinestar Multiplex Cinema with the first IMAX cinema in the region and the 4DX Exclusive Samsung cinema.

    The mall was opened in 2010.

    AFI Europe acquires four NEPI Rockcastle office projects in Romania

    AFI Europe signed a new agreement with NEPI Rockcastle for the acquisition of four class A office projects in Romania, with a total leasable area of ​​118.500 square meters.

    The value of the transaction amounts to 290 million euros, and the takeover of the portfolio is scheduled to be completed in the next four months.

    What projects has AFI Europe acquired?

    • Floreasca Business Park, Calea Floreasca no. 169, Bucharest, with a total area of ​​36,470 sqm;
    • The Lakeview, Barbu Văcărescu St. no. 301-311, Bucharest, with a total area of ​​25,907 sqm;
    • Aviatorilor 8, Bd. Aviatorilor no. 8A, Bucharest, with a total area of ​​8,203 sqm;
    • Timișoara City Business Center, Coriolan Brediceanu Str. no. 10, Timișoara, with a total area of ​​47,936 sqm.

    After the completion of this transaction and with the office projects under development (AFI Park Brașov and AFI Tech Park 2-3), AFI Europe will manage a portfolio of offices with a total leasable area of ​​almost 300,000 sqm.

    In the office segment, AFI Europe Romania has developed and manages AFI Park 1-5 and AFI Tech Park, both located in Bucharest, and AFI Park Brașov, in the center of Brașov, which will be opened this autumn.

    Over the last few weeks, in the context of easing of restrictions imposed by the coronavirus pandemic, a large proportion of retailers have resumed their operations and 63% of NEPI Rockcastle shopping centers Gross Leasable Area (‘GLA’) is currently open, shows a company report.

    ”As we begin to collect post-reopening operational data, we are confident that our high-quality portfolio, robust balance sheet and strong liquidity together with our unparalleled know-how of the CEE region remain key strengths for weathering this storm well”, said Alex Morar, CEO NEPI Rockcastle.

    Lithuania (reopening of shops: 25 April 2020)

    Restrictions substantially ended, with most shops, including those in malls, opened since 25 April. 83% of the GLA currently trading, with normalised occupancy expected in June 2020, when entertainment and indoor restaurants open.

    The Lithuanian government partially covers tenant payments from the commencement of trading restrictions until end of July 2020, the landlord is expected to provide a discount of 30% to the rental and other obligations for this period, while 20% is covered by the tenant and 50% by the government.

    Footfall in May has already recovered to 50% compared to the same period of previous year and is increasing.

    Poland (reopening of shops: 4 May 2020)

    Restrictions on non-essential stores ended on 4 May. Certain services, including restaurants, cinemas, gym and entertainment facilities, are still restricted, but expected to start trading in June.

    72% GLA is trading and normalised occupancy is expected by 30 June.

    Government announced relief for rent and service charges, subject to a mandatory six-month lease extension plus the period when units were closed.

    Footfall has already recovered to 50% compared to the same period of the previous year and is increasing.

    Serbia (reopening of shops: 8 May 2020)

    Restrictions for smaller shops, including those located in retail parks, ended on 27 April, while other non-essential stores reopened on 8 May.

    Restaurants and entertainment facilities will open later, as government monitors situation.

    35% of GLA open, normalised occupancy estimated by 30 June. There is no specific legislation regulating lease agreements.

    Croatia (reopening of shops: 11 May 2020)

    Restrictions for smaller shops, including those located in retail parks, ended on 27 April, while other non-essential stores reopened on 11 May.

    Restaurants, coffee shops and food courts are open, with social distancing measures which limit their capacity.

    90% of GLA open; entertainment facilities, currently closed, are expected to open by 30 June.

    No specific legislation regulating lease agreements.

    Czech Republic (reopening of shops: 11 May 2020)

    Restrictions on non-essential stores ended on 11 May.

    76% of GLA open; restaurants and entertainment facilities will open by end of May.

    No specific legislation regulating lease agreements adopted, other than forbidding their unilateral termination by the landlord before the end of 2020.

    Romania (reopening of part of the shops: 15 May 2020)

    The Romanian government has announced gradual easing of lockdown measures, with shops having street access and those located in retail parks up to 15,000 sqm of total built area allowed to trade from 15 May.

    Reopening of non-essential shops and entertainment facilities located in larger malls will be implemented at a later stage, not yet communicated (expected reopening by mid June).

    Offices remained fully functional, with work-from-home measures adopted by many companies.

    Legislation proposing deferral of rental obligations to year-end under certain conditions is being considered.

    Bulgaria (reopening of shops: 18 May 2020)

    Restrictions on trading of non-essential shops ended on 18 May.

    72% of GLA open; cinemas and foodcourts are not open, although restaurants can sell take-away food. It is expected that cinemas will open by end of May.

    Offices remained fully functional, with work-from-home measures adopted by many companies.

    No specific legislation regulating lease agreements adopted.

    Hungary (reopening of shops: 18 May 2020)

    Non-essential shops opened on 18 May, with restaurants expected to open by end of June, while entertainment facilities are estimated to open in July.

    72% of GLA currently open. No specific legislation regulating lease agreements adopted.

    Slovakia (reopening of shops: 20 May 2020)

    The Slovakian government ended the trading restrictions for all non-essential shops on 20 May.

    Restaurants and entertainment areas expected to open by end of June. 91% of GLA open.

    Offices remained fully functional, with work-from-home measures adopted by many companies.

    No specific legislation regulating lease agreements adopted, other than forbidding their unilateral termination by the landlord before the end of 2020 if the tenant is in delay with its payment obligations for the period April – June 2020.

    NEPI Rockcastle collected over 90% of the rent for Q1 2020

    Gradual easing of restrictions imposed for coronavirus pandemic has commenced in the second half of April 2020 and is expected to continue throughout May – June.

    NEPI Rockcastle released a statement on how the pandemic affected its business in nine European countries.

    Lithuania retail shops are open

    Trading restrictions have been substantially lifted in Lithuania, with most retail shops, including those in shopping centres, being now open. Indoor restaurants and entertainment facilities are expected to open at the end of May or beginning of June. The government safety guidelines require shopping centres, among others, to ensure a maximum density of one person per 10 square metres.

    NEPI Rockcastle resumed its operations at Ozas Shopping Centre and Entertainment in Vilnius on 25 April 2020.

    NEPI Rockcastle malls in Poland resumed normal trading

    On 4 May 2020, Poland ended the temporary trading restrictions on the stores located in shopping centres larger than 2,000 square metres, and all the group’s malls in Poland have resumed normal trading.

    Some safety guidelines imposed by the government remain in place, including wearing face masks and maintaining social distancing when in public spaces. Restaurants currently provide only take-away food. Entertainment facilities remain closed as the government continues to monitor the situation.

    Retail parks in Croatia have been open since 27 April, including the group’s Arena Retail Park (Zagreb, Croatia).

    Non-essential store openings are also being accelerated in Serbia, Czech Republic and Croatia, with trading restrictions expected to end by mid-May; and

    Shopping centers in Romania, Slovakia, Hungary and Bulgaria are still closed

    A gradual easing of the lockdown measures has been announced also by Romania, Slovakia, Hungary and Bulgaria, although specific dates for allowing trading of non-essential shops located in shopping malls have not been yet communicated.

    NEPI office portfolio continues to be functional.

    Only 43% of NEPI Rockcastle tenants are open

    As of today, tenants representing 43% of the Group’s GLA are open, and the number is expected to increase progressively over the next weeks.

    The first trading indications in Lithuania and Poland are positive: most of the tenants have already opened their stores, footfall is gradually increasing, and customers react positively to the new safety rules.

    Further increases in footfall and turnovers are expected when the restaurants and cinemas revert to operations, and also when the neighbouring offices have increased attendance.

    Targu Mures Shopping City, the Romanian mall which was initially planned for opening at the end of March, was completed. A new opening date will be decided together with the tenants, once the Romanian government provides more information on the phased easing of restrictions.

    Over 90% of the rent and other charges invoiced for Q1 2020 have been collected. Although rent payment obligations regarding closed units for April and May (where already invoiced) have been deferred for 60 days without penalties, as a mean to supporting tenants.

    The asset management team is committed to working together with tenants to maintain sustainable, long-term relationships. Any discounts will be agreed on case-by-case basis, based on a thorough analysis of the tenants’ financial situation, occupancy cost ratio and other factors, and will be focused on maintaining a functioning retail environment for the long term.
