    P3 Logistic Parks increases total portfolio by 48%. German portfolio tripled

    In 2020, P3 concluded 600,000 m2 of new developments for new and returning clients such as Amazon, Mercedes-Benz, TEDi, PepsiCo, DHL and InPost.

    Development project highlights of the year included the hand-over of the 190,000 m2 G+3 warehouse for Amazon in Castelguglielmo, northern Italy, as well as the commenced construction on a 98,000 m2 warehouse in the Echt region of the Netherlands.

    Furthermore, P3 continues to invest in brownfields, having announced the acquisition of a 40-hectare plot of land in central Ostrava, the Czech Republic’s 3rd largest city.

    P3 also concluded last year two major acquisitions, Maximus and Matrix, totalling 1.5 million m2 GLA. During 2020, P3’s portfolio increased by 48%, to 6.5 million m2 GLA.

    Shift toward eCommerce and retail operators

    Following global trends, P3’s portfolio composition continued to see a shift toward eCommerce and retail operators.

    As of December 31st, 2020, ~30% of P3’s portfolio was engaged in retail and eCommerce activity.

    This is directly in line with P3’s strategy to develop warehouse properties in strategic locations near population centres, some of which P3 classifies as Urban Logistics.

    P3 started the development of the second phase of the P3 Poznań logistic park

    P3 has started the development of the second phase of the P3 Poznań logistic park. The first two buildings will offer more than 23.000 sqm of total lease space.

    As much as 80% of their available space is already contracted for lease.

    Both new buildings will be used as storage space by customers who are already present in other P3 locations in Poland.

    The first one of them is Green Factory Logistics, focused on cold chain logistics, which is going to occupy 5.507 sqm. A part of the space occupied by the company will be used as cold storage.

    The second warehouse, covering 12.820 sqm, is leased in 100%. It is being developed as a cross-dock for one of the largest Polish logistic operators and will be fully adapted to the customer’s needs.

    P3 Poznań park is one of the currently largest logistic parks in the Wielkopolska region with more than 190.000 sqm of leased storage and office space.

    P3 Logistic Parks purchased 33 retail logistics assets in Germany

    P3 Logistic Parks, a long-term manager and developer of European warehouse properties has signed an agreement to acquire a German retail logistics real estate portfolio (”Matrix”).

    Covering over 650.000 sqm of space, the Matrix portfolio comprises 33 retail logistics assets in prime urban locations in major German cities and towns, including Berlin, Dortmund, Nuremburg, Hamburg, Hanover, Cologne, Dresden and Leipzig.

    The portfolio will be managed by P3. The acquisition is expected to close during the fourth quarter of 2020, subject to customary closing conditions and any requisite regulatory approvals.

    This comes within 12 months of the acquisition of the Maximus portfolio comprising 28 assets located in core logistics hubs across Europe.
