    Rising housing costs causing concern for Austrians

    Austrians consider the trends in housing costs to be much more problematic, says an survey by IMAS International, conducted on behalf of Erste Bank.

    Forty-nine per cent of the 900 interviewees have already found costs over the last five years to have ”risen somewhat”, while 19 per cent have found them to have ”risen a lot”.

    Only a third of study participants found that not to be so.

    While 77 per cent of Austrians considered housing ”affordable”/”very affordable” in the 1980s, that figure is now only 25 per cent.

    Barely 18 per cent think housing will still be affordable in 2030.

    Income not rising as fast as property prices

    While the actual wages of Austrians have, according to the Austrian Institute of Economic Research (Wifo), only risen by 4.9 per cent since 2015, rent prices, according to the ECB’s consumer price index, have shot up by 15 per cent.

    They have indeed become a whopping 27 per cent more expensive in the same time period.

    The coronavirus pandemic had a noticeable impact on Austrians’ housing-related desires. While 59 per cent wanted to change their housing situation in February, that figure had dropped to 54 per cent by June.

    Austrians still want their own house

    The pandemic sparked a notable 7% rise in those wanting to buy their own home, particularly among 18 to 34-year-olds, between February and June 2020.

    Twelve per cent of people want to renovate, eleven per cent want to modify their outdoor areas (+3 per cent compared to the start of the year) and eleven percent want to buy their own home (+5%).

    WSE Wiener Standortentwicklung GmbH, a company of Wien Holding, is responsible for the sub-area of approx. 3.5 hectares.

Between the planned buildings there will be many open spaces for the residents and the users as well as for the surrounding population.

    The surrounding area will be integrated into the new district with a close-meshed network of paths between the various open spaces and the connection to higher-level routes.

    Two parks with public passage and cross-building children’s and youth playgrounds invite you to linger. Roof and facade greening ensure good cooling and even more quality of stay.

    Energy-efficient and mobile

    The future residents and users of the buildings will be offered numerous environmentally friendly mobility offers with sufficient bicycle parking facilities in high quality, space for cargo bikes and wheel repair points on every construction site, car-sharing offers, electric filling stations and a multi-site garage concept.

    District heating and/or alternative and local energy sources such as heat exchangers for cooling, compact structures and the use of LED technology ensure energy-efficient operation of the buildings.

    Real estate prices continue to rise in 2019 in Austria

    Residential property prices as measured by the Austrian house price index increased by 5.8% in 2019, according to Statistics Austria.

    House prices increased by 4.6% and flats by 6.7% compared to 2018. Furthermore, the 2019 update of the average real estate prices shows large regional differences in Austrian regions.

    The Austrian average was €80 per square meter of building plots, €3.226 per square meter in apartments and €1.600 per square meter in houses.

    The average real estate prices calculated for Austria are available for all districts (for dwellings and apartments) and municipalities (building plots). It covers regional real estate prices for houses, apartments and land and is based on land register data from the years 2015 to 2019.

    Large price differences between rural and urban areas as well as the eastern and western part of Austria are evident.
