    City Point is the first residential complex in Romania LEED Gold certified

    Point Development has successfully completed the LEED certification process for the second construction stage of its resi-scheme City Point Bucharest.

    At the end of last year, the project received the LEED for Neighbourhood Development: Plan and Design (LEED-ND) certificate on behalf of the US Green Building Council.

    Thus, City Point becomes the sixth project in Europe certified LEED-ND and the third certified as Gold. The whole process was coordinated by Colliers Romania.

    Started in 2019, the extension works of the project involve an investment of EUR 100 MLN and will be completed in 2023.

    Phase II will deliver over 400 units displayed over three buildings with a height regime GF + 12F, respectively GF + 18F, to which to which are added 500 parking spaces.

    City Point offers more than 6,000 square meters of green spaces with pedestrian alleys and running track, multifunctional buildings that will accommodate SPA facilities, a gym and commercial spaces.

    Bucharest: 1 billion euros invested in middle&upper class housing projects

    Real estate developers active in Bucharest are investing a total of 1 billion euros in middle & upper class housing projects, according to Bucharest Real Estate Club.

    The total investments volume, on all sub-segments of the Bucharest real estate market is 3.5 billion euros (of which the residential sector – middle & upper class quality projects represent a total of 1 billion euros).

    The area that keeps on attracting most of the quality projects investments is the Northern part of Bucharest, with its sub-markets Barbu Vacarescu – Floreasca, Aviatiei, Pipera, Baneasa, Expozitiei, Sisesti – Straulesti.

    National Real Estate Cadastre Agency data show a residential sales volume higher by 19% in 2020 as compared with 2019, despite a 2 months blockage during the lockdown period at pandemic outbreak.      

    2-rooms apartments remain prioritary in the development mix for the middle segment, as they are most wanted by buyers and price – affordable.  

    Individual houses and villas demand increases by 30%, but most projects focus on apartments well located within the City and served by various facilities.

    Pandemic favors projects with multiple facilities for the living communities: green areas, children playgrounds or special areas designed for outdoor sports.

    Considering the evolution towards a new hybrid work format (several days from home and several days from the office), developers also consider the idea to include an office area in the new housing layouts, which can improve the confort of working from home.

    The luxury segment continues its development trend, with more and more sophisticated clients, whose incomes were not affected by the pndemic and who that pay up to 4-5.000 EUR/sqm for exclusive properties.

    Alina Marulis to invest 10 million euros in a boutique project of 12 villas

    Alina Marulis, an entrepreneur from Bucharest, is investing 10 million euros in a boutique project of 12 villas, at the edge of Baneasa forest, near the American school.

    The Oxygen Home project will have three phases: construction for the first three villas has begun and reached ground 0, while the entire project will be delivered by the summer of 2022.

    Currently the construction is financed from developer’s own funds, with a pre-approved investment loan from Libra Bank, which can be accessed for later stages.

    The houses are built on plots of 450 sqm and have an area of 375 sqm, distributed on the ground floor and first floor. The price of a villa starts from 975,000 EUR + VAT.

    Oxygen Home will be certified as a sustainable ensemble and will receive the “Green Homes” certification from Romania Green Building Council.

    The villas will be turnkey delivered and will benefit from facilities such as smart home system controlled via smart phone or tablet, jacuzzi, sauna, fireplace, garden with deck and lawn, arranged according to a landscaping project with integrated lighting system.

    Cordia Romania starts construction works on Parcului20 phase two

    Cordia Romania has started construction works on the second phase of Parcului20 residential project in Expoziției area, North Bucharest.

    The company commissioned the project`s first phase and started the sales for Parcului20 phase two in September 2020.

    Construction company Concelex, which built Parcului20 phase one, was appointed as general contractor for the project`s second phase, following a tender in which four other construction companies participated.

    Parcului20 is among the first smart residential projects in Romania, all its apartments being equipped with integrated state-of-the-art smart home systems.

    The total investment for Parcului20 residential project amounts to EUR 40 million euro.

    In addition, Cordia Romania has an investment plan for developing residential projects on five already acquired land-plots in Central-North Bucharest, generating a 2,000 apartments pipeline on medium term.

    Moreover, Cordia Romania has an investment budget worth EUR 40 mil. for acquiring land-plots in Bucharest.

    Gran Via Real Estate announces that starting May 18th, it will reopen the sales offices for its ongoing four residential projects: Timișoara 58, Gran Via Park, and Aviației Apartments in Bucharest, as well as Gran Via Marina in Constanța.

    “During the state of emergency, we took all safety measures to continue the construction sites we have underway in Constanța and in Bucharest. Now, with the same caution, we will resume the activity in the sales offices and we will also continue the meetings with the clients of our projects,” says Ana Maria Nemțanu, Sales & Marketing Director, Gran Via Real Estate.

    Upon request, the developer can provide masks and gloves for customers visiting the sales offices in any of the four locations

    During this period, Gran Via Real Estate is working on the last phase of Timișoara 58 project – 300 apartments, at the intersection of Timișoara Blvd. with Moinești Street in Bucharest – and the first phase of Gran Via Marina – 192 apartments on Aurel Vlaicu Blvd. in Constanța, near Kaufland and Vivo! shopping center. Both ongoing projects will be delivered this year.

    The developer has also finalizing the sales for the last remaining apartments from the third phase of Gran Via Park complex, located in the Lujerului area, next to Plaza Romania mall, as well as the last units from the project in the Aviatiei area, located near Lidl HQ and Elvila store – Aviației Apartments.

    Luxuria Domenii Residence completes phase one of development

    Impact Developer & Contractor announces the completion of the first phase of Luxuria Domenii Residence project in the second half of May.

    Classified in the premium category, the residential complex is positioned in the new business hub of the capital, where over 20,000 corporators will work, an aspect that maintains a high degree of interest for nearby homes.

    The construction works of the first phase, called A2, started in March 2018 and were recently completed, with the reception made together with the state institutions and the tabulation of the buildings, and the apartments will be handed over starting with May 15, 2020.

    The residential compound was designed from the beginning to be included in energy class A and in the category of green buildings, receiving Breeam Excellent Certification, which is an alignment to the international standards of residential buildings.

    The first phase totals 232 apartments and includes studios, studios, 2, 3 and 4-room apartments and 4- and 5-room penthouses.

    As of December 31, 2019, the reservation rate was 55% of the first phase apartments, in the top of preferences being the 2-room apartments.

    Gran Via Real Estate completes Timisoara 58 residential project in 2020

    Gran Via Real Estate completes this year the development of the former factory Frigocom, at the crossroads of Timișoara Boulevard and Moinești Street in Bucharest, Timisoara 58 residential compound.

    The company is working on the final phase of the project, representing two blocks with 300 apartments, totaling an investment of 18 million EUR in construction only.  

    For these last blocks the structure was completed, and now we are working on the interior partitions. According to the  working pace, we estimate that the delivery will be made in the third quarter of this year”, explains Ana Maria Nemțanu, Sales & Marketing Director, Gran Via Romania, adding: ”Of the 300 apartments, 60% have already been pre-contracted, with an average monthly sales of 20 units.”

    The project Timisoara 58 has been developed starting with 2013, in four phases of construction, on a land of 32,000 sqm (former industrial platform Frigocom) totaling an investment of 40 million EUR in the purchase of land, infrastructure, seven blocks and various facilities such as parking spaces, driveways or playgrounds for tenants.

    Until last year, 500 apartments were delivered, and after the completion of the last phase, the entire community will count 800 units: simple and double studios, two and three rooms, as well as duplex apartments.

    Prime Kapital started construction for Marmura Residence, located in Bucurestii Noi district. Residents will be able to move in by Q3 2021, as previously announced.

    The on-site sales office and showroom will be open for visitors starting with February 5.

    Marmura Residence is located next to Jiului subway station, close to the new office hubs in the northern area.

    The project offers 465 studios, 2, 3 and 4-room apartments, duplexes and 509 underground parking spaces. Developed around the concept of an integrated community, Marmura Residence covers an area of ​​1.5 hectares and comprises 5,000 square meters of green spaces and generous terraces, 1,700 square meters of retail spaces, services and an exclusive recreation area for residents.

    The value of the project is estimated to be around 50 million euros. To date, 125 reservations have been signed, which means a total of 65% of the buildings released for sale.

    Electrogrup enters Bucharest construction market with a residential project

    Electrogrup announces the start of works for the third phase of the residential project CITTA Residential Park,  developed by Nusco Imobiliara, one of the largest industry operators in Romania.

    “Our proven experience in the construction area in Romania and other European states is highlighted by the company’s first project in Bucharest. We kick off, along with our partner – Nusco Imobiliara, a large project, with an area of approximately 5,500 square meters, consisting in a residential building with 11 floors and two underground levels, part of one of the most important residential complexes in the eastern part of the capital,” says Costin Schmidt, Commercial Director, Electrogrup.

    Works started in January 2020, and their duration is estimated at one year. The built area covers more than 13,100 square meters, and the building will house 94 two- and three-bedroom apartments.     The Spanish-based developer, Gran Via Real Estate, completes in October the residential project Aviatiei Apartments with 291 units: studio, two and three room apartments, a total investment of EUR 17 million (construction cost, without land value).

  • Building permit for Marmura Residence was issued

    Investor and real estate developer Prime Kapital received the building permit for the Marmura Residence project, in Bucurestii Noi district. Final preparations are made for construction to begin and the owners will be able to move in in 2021, as previously announced.

    Marmura Residence is located only 100 meters away from Jiului subway station, close to the Expoziției Boulevard and the Pipera area office hubs.

    The project includes 464 double studios, 2,3,4-room apartments and duplexes, designed and built by the highest quality standards. More than 80% of the apartments available in the pre-sales campaign have been reserved for sale.
