    Speedwell received the building permit for The Ivy Bucharest

    Real estate developer Speedwell received the building permit for The Ivy, its residential project located in Băneasa, Bucharest.

    The construction works will kick off for the 228 apartments included in Phase 1, as stated in the building permit.

    Since launching sales, in February this year, 45% of the initial phase has been sold.

    The Ivy features a total of 800 dwellings, from studios to 2, 3 and 4-room apartments located in 10 buildings with a P + 6 height regime, spread out over 5 hectares of land.

    The complex includes a BREEAM Excellent certification supporting health and wellbeing through sustainable buildings, while also protecting natural resources, an important principle for all the Speedwell developments.

    In addition, the residents living here will have access to many facilities designed for modern living, such as a restaurant, pool, kindergarten, fitness centre and shops.  

    The residential division of Knight Frank Romania has been the consultant for the sales strategy and is in charge of the sales process.

    Bog’Art is the general contractor of MIRO office project in Bucharest

    Speedwell designated Bog’Artas the general contractor in charge for MIRO, the company’s newest office project located in northern Bucharest.

    The MIRO project will offer its tenants A class office spaces and has a 23.000 sqm leasable area spread out over 5 levels, large 4.570 sqm floor plates and 1:40 parking ratio.

    Presently, approximately 40% of the office space has been leased by KPMG and its employees will move to their new office at the end of 2021.

    The project has been granted the building permit and works have already started.

    Speedwell launches the second phase of Triama Residence Bucharest

    Speedwell launches sales for the second phase of Triama Residence Bucharest. The developer is starting a new building, after selling more than 90% of the apartments built in the first phase, which will be delivered at the end of this year.

    Located on Baia de Aramă Street, Triama Residence comprises of 3 buildings with a total of 202 apartments. The project includes studios, 2 and 3-room units, with a 2.75 m free height and generous terraces.

    Triama Residence is built in conformity with the European standards.

    KPMG signs lease with MIRO, Speedwell’s new Bucharest office project

    Speedwell announced that it has closed a significant deal with KPMG for an office space at MIRO, the new project located in Băneasa, Bucharest.

    A total of 8.500 square meters of office space has been leased by KPMG, representing approximately 40% of MIRO’s entire leasable area.

    Speedwell starts works on Paltim, a mixed-use project in Timișoara

    The works for Speedwell’s newest project, Paltim, will soon kick off in the city of Timișoara. The demolition permit has been issued and the works are set to start in the first part of July 2020.

    Paltim is an urban regeneration mixed-use project that will replicate the recipe of Record Park, a project developed by Speedwell in Cluj-Napoca, planned to be delivered this year.

    Developed on an old industrial site, the former Paltim hat-factory, it will repurpose and give back to the city’s residents an important historical site, while significantly contributing to the development of the city’s central area.

    The project includes multiple functions, such as residential with 287 premium apartments, 13.000 sqm of office space and 2.000 sqm designed for retail and services (shops, cafes, and a fitness club).

    Speedwell aims to conserve the historical and cultural heritage of the location and plans to refurbish two of its abandoned buildings: an old monument villa and one part of the former factory.

    The Paltim mixed-use project will be developed in phases

    Phase 1 will include 153 apartments and 12.500 sqm of Office space and it is planned to be delivered mid- 2022.

    Speedwell will collaborate with the real estate agency Imoteca for residential sales and Griffes for the Office space leasing.

    Arhimar is the architecture firm in charge with the project’s design, while SubControl is in charge of the permitting process.
